Our construction of the new 85 bedroom Trafford Waters Care Home is now complete.
Built for client, Montpelier Estates, and designed by Harris Iwin Architects, the development is set on the banks of the Manchester Ship Canal forming part of Peel Waters’ Trafford Waters development within TraffordCity Manchester.
Alongside the 85 bedrooms, there are a range of facilities to support later living with plenty of opportunities for residents to mix and socialise.
These include an on-site hair salon, cinema and library, plus a community bistro café which members of the public and local community groups will also be able to use.
Garden space features throughout with external landscaped areas, large covered communal balconies and a beautiful indoor garden room.

Tanglewood is now managing the care home and has already welcomed the first residents to the scheme.
David Chilton, Managing Director of Rowlinson said: “Demand is far outstripping supply in terms of high-quality later living solutions, so we’re thrilled to have built this first residential scheme at the Trafford Waters development which is directly helping to increase choice. The mix of the accommodation and services, together with the range of housing options coming forward in future, will deliver huge benefits for older people living here, their families and the wider community.”
Anna Ciesielska, Director of Montpelier Estates said: “We are immensely proud to have delivered this new care home into this first phase of Trafford Waters. The home will provide a significant element of the infrastructure of the new community and widens the range of local amenities. We would not have been able to deliver this project without the incredible support from Peel Waters, Rowlinson and Octopus Real Estate and it is now time to handover the completed building to Tanglewood to establish their renowned care services to the people of Trafford”.

Outline planning permission for the new Trafford Waters district was gained in December 2018 by Peel Waters, which also completed essential infrastructure works enabling work to progress on the delivery of 376 homes, as part of the first phase.
Rowlinson is constructing just under half of the homes in the initial phase with the 95 completed bedrooms at the care home, and an additional 83 one and two bedroom affordable apartments for L&Q, currently underway.
James Whittaker, Managing Director of Peel Waters said: “We are very proud to see the first homes at Trafford Waters reach practical completion. This is both a major construction milestone and a significant achievement for the delivery of this new residential district and community we’re creating within TraffordCity.
“Our aspiration for Trafford Waters is to create a neighbourhood for everyone. By working with our partners and carefully master planning the area for the long term, we will be able to deliver an inclusive offering of different housing options from elderly to affordable, build-to-rent, homes for sale and more.”
