Rowlinson appointed

83 homes at Trafford Waters with L&Q

We have signed a design and build contract with L&Q for the construction of 83 one and two-bedroom homes at Trafford Waters in TraffordCity.

The apartments will be centred around two blocks: all will have balconies and will be available on a rent-to-buy tenure. They are due to complete towards the end of 2025.

The homes are the first phase of 350 properties being built as part of waterside regeneration specialists Peel Waters’ Trafford Waters neighbourhood, which will be a mixed use sustainable development, creating 3,000 new homes, amenity space, a hotel and offices in the area. The development is estimated to create a significant number of jobs and is to include a new primary school plus 20 acres of open spaces for residents, employees and visitors to live, work and play.

Ben Townsend, New Business Director for the North West at L&Q, said:
“This is an important development for Trafford and for L&Q, as it will bring 100% affordable homes to the area as part of L&Q’s ambitious growth plans. We are looking forward to working closely with Rowlinson, Peel Waters, Trafford Council and Homes England to deliver it.”

David Chilton, Managing Director at Rowlinson, said:
“TraffordCity is a game-changing development. Within it, Trafford Waters is offering a variety of homes to meet diverse needs, starting with these 83 affordable apartments. In collaboration with the project partners and wider stakeholders we’re eager to progress the construction, seeing the vision for these new homes become a reality.”

James Whittaker, Executive Director at Peel Waters, said:
“Trafford Waters at TraffordCity will be a neighbourhood which offers something for everyone. The creation of this new, sustainable and inclusive district brings with it new opportunities for our community including new jobs, apprenticeships and places to work; new green spaces to enjoy and new homes offering a mix of tenures to suit a variety of housing needs.

“We are really pleased to be working with L&Q and Rowlinson to bring high-quality affordable housing to the area, especially when new homes are needed more than ever before. Rowlinson have worked on several projects across the Peel Waters portfolio and bring with them a pipeline of further jobs, apprenticeships and traineeships to Trafford Waters.”

JV North Chair, John Bowker, said:
“Our £560 million framework plays a pivotal role helping consortium members procure the best contractors and consultants quickly to deliver schemes that help address the housing shortage.

“L&Q [through Trafford Housing Trust] is a founding member of JV North and Rowlinson is a long-standing member of the framework so it is really pleasing both are working together on a fantastic development like Trafford Waters.”

The L&Q contract follows on from our pre construction works at the site, which in turn neighbours our work with Montpelier Estates delivering a separate housing scheme at Trafford Waters.
